Unlocking Property Clarity: Level 1 Condition Report
- At Dundas, we provide comprehensive building surveys to help you make informed decisions about the property you are buying. Our team of experienced surveyors will assess the condition of your potential purchase, giving you peace of mind.
Surface-Level Condition Check
Our Level 1 Condition Report provides a basic, observational check of the property’s visible areas. While it offers a preliminary view of potential surface-level issues, it is not a comprehensive survey and focuses only on readily accessible and visible areas. This report offers limited insights intended to help guide initial property considerations.

What Does the Level 1 Survey Cover?
The Level 1 Condition Report provides an overview of the property’s basic, visible elements, focusing on any immediately apparent issues. Our surveyors conduct a visual inspection of accessible areas to identify obvious surface-level concerns such as visible dampness or other potential hazards. This report is designed to give a general impression of the property’s condition without in-depth structural or system assessments.

Structural Integrity
Our surveyors perform a visual check of accessible areas for any obvious signs of structural issues, noting visible defects or signs of surface deterioration where apparent.
Ensuring Electrical Safety Standards
We conduct a visual check of accessible electrical components to identify any visible issues, though this does not include testing or a full electrical safety inspection.
Thorough Plumbing Evaluation Process
Our Level 1 survey includes a visual observation of accessible plumbing, looking for any visible signs of wear or leakage. This is not a full plumbing inspection and does not assess functionality.
Thorough Roof Inspection Process
We conduct a visual review of the roof, limited to areas that are visible and accessible from the ground or within the property. This basic observation identifies any immediately noticeable issues but does not involve a full roof inspection.

Frequently Asked Questions
Find answers to common questions about our homebuyer and building surveys.
Why choose Level 1?
A Level 1 Survey is a cost-effective and efficient way to assess the condition of a property, providing you with essential information before making a purchase.
What does it include?
A Level 1 Survey includes a visual inspection of the property, highlighting any significant defects or issues that may affect its value or require immediate attention.
How long does it take?
The duration of a Level 1 Survey depends on the size and complexity of the property, but it is typically completed within a few hours.
Is it suitable for all properties?
A Level 1 Survey is recommended for conventional properties in good condition. For older or more complex properties, a Level 2 or Level 3 Survey may be more appropriate.
Can it uncover hidden issues?
While a Level 1 Survey provides a comprehensive assessment, it may not uncover hidden defects or issues that are not visible during the inspection. For a more in-depth analysis, consider a Level 2 or Level 3 Survey.
